Why Slab-on-Grade in the First Place
Post-war Southern California needed enormous volumes of housing quickly, and slab-on-grade was the answer: pour a concrete slab directly on prepared ground, frame on top of it, and skip the cost and time of a raised foundation with a crawl space.
It suited the climate. No frost line to build below, no basements expected, mild ground conditions on the coastal plain. It remains the dominant residential foundation type across the region for good reasons.
It has one consequence that nobody weighted heavily in 1958: the supply plumbing runs under or within the concrete, where it cannot be inspected, maintained, or reached without breaking the floor.
Two Materials, Two Failure Modes
Galvanized steel, standard in the earlier phase, corrodes from the inside out. Scale builds on the internal wall, the bore narrows, whole-house pressure drops so gradually that residents adapt to it, and eventually the thinned wall fails at a threaded joint — where manufacturing cut it thinnest.
Copper, standard from roughly the 1960s, fails by pitting corrosion. A localized electrochemical process eats a hole from the inside out, often smaller than a pencil tip, in a length of pipe that looks perfectly healthy from the outside. Los Angeles County water is hard, and mineral content and water chemistry are recognized contributing factors.
Different mechanisms, identical symptoms once the pipe is under a slab: a warm patch on the floor from the hot line, a water bill that stepped up, and the sound of running water in a silent house.
The Part That Surprises Homeowners: It Clusters
These tracts were built by a handful of builders, in volume, over a compressed period, using the same materials and the same installation practices.
That means the supply plumbing in forty houses on a street was installed within a season or two of itself, has carried the same water at the same pressure for the same number of decades, and reaches end of life within a few years of itself.
Which is why we get calls in clusters — three houses on the same block within eighteen months. It is not coincidence, and it is genuinely useful information. If several neighbors have repiped recently, your house is on the same clock, and you have the option of doing it dry and planned rather than at 1 a.m. with water under the flooring.

Why the Damage Is Worse Than the Leak
A slab leak is a small hole. The damage comes from where the water goes and how long it goes there unnoticed.
Water spreads laterally across the top of the slab beneath the flooring, or through the soil beneath if the break is lower. Under tile in a mortar bed it travels a long way with no surface sign at all. Under vinyl plank or laminate it collects against the underside with no escape route — which is why those floors appear to buckle overnight after weeks of quiet saturation.
It wicks into the bottom plate of the wall framing and up the drywall by capillary action, typically eight to sixteen inches. It gets into cabinet toe kicks. And a long-running leak beneath the slab can wash out soil fines and create voids, which is the mechanism behind slab cracking and settlement.
Found in week one, this is a located repair and a modest drying scope. Found in month four, it is flooring, wall base, cabinetry and sometimes a foundation conversation.
What To Do About It
Three things, in ascending order of cost.
Run the meter test seasonally. Every fixture off, watch the meter. Two minutes, and it catches a leak weeks before the flooring does.
Walk your floor barefoot occasionally, especially tile. A localized warm patch with no heating source is close to definitive.
Plan rather than react. If you have had one failure and your neighbors are repiping, price a repipe now. Three emergency spot repairs with extraction, drying, flooring and deductibles attached usually cost more than one planned repipe — and the repipe does not involve three separate weeks of living around drying equipment. Reading Your Own Street as Evidence
Slab leaks are usually treated as bad luck. In tract housing they are closer to actuarial. Forty houses installed within a season or two of each other, carrying the same water at the same pressure for the same number of decades, will not fail on the same day — but they will fail across the same handful of years, and that is genuinely useful information if you are trying to decide whether to repair or replace.
So the diagnostic question we ask homeowners is not about their own house. It is what the neighbors have been doing. Repipe notices on a street, a run of open trenches or a plumber who mentions doing three houses on the same block are all telling you where your cohort sits on the curve. If several near-identical homes around you have already been through it, the honest reading is that your system is late rather than lucky.
What that changes is timing rather than technique. A repipe planned in advance happens on your schedule, with the flooring and finishes protected, the water shut off during working hours only, and no emergency drying scope attached to it. The same repipe arrived at through three separate failures costs the plumbing three times over, plus three extraction and drying jobs, plus three rebuilds, plus whatever the third one did to your claims history. The work is identical. The difference is entirely whether you chose the date.
